Urban HUB Kaunas project will house ESO’s division of almost 4,000 sqm

A lease agreement for 3,900 sqm of space has been signed with Energijos Skirstymo Operatorius (ESO) in the Urban HUB retail and business city developed by SBA Group in Kaunas. The ESO team plans to move into the Urban HUB in the first quarter of 2025.

Focus on sustainability and rapid response to emergencies

Giedrius Muliuolis, Head of Urban HUB: ‘At Urban HUB, we develop projects to the highest standards for retail and warehouse spaces as well as offices. The ESO team’s needs for new premises are focused on sustainability. Much emphasis is placed on energy efficiency, optimal layout of the leased space, office space and quality aspects. The new spaces will house over 300 employees.

The ESO team will be settled in the office space of the first stage of the Urban HUB. Preparatory work is already underway to create multipurpose premises of almost 4,000 sqm to meet ESO’s requirements. According to Muliuolis, the ESO team places great emphasis on quality and long-term fit-out solutions, therefore all fit-out works will be carried out by the experienced Urban HUB team.

According to Raimonda Banytė, Head of ESO’s Organisational Operations Support Department, the decision was based on the economic benefits the company secures for ten years and the fulfilment of high sustainability standards. ‘It is equally important that ESO’s team will be located in a strategically convenient location in Kaunas and throughout Lithuania, enabling them to respond to calls even more efficiently’, she explained.

Infrastructure for employees and visitors

Muliuolis continues: ‘In addition to the location and the possibility of concentrated accommodation in spacious premises, the surrounding infrastructure is equally important. Accessibility of the new workplace is important for the employees of the future tenants, so once the project is completed, we will open the entrances from A1, A6 and Veterinarų Street. The project will also provide additional cafés and shops to cater for the needs of office workers. This is the basis for developing the Urban HUB concept – creating synergies between employees, clients and businesses.

Currently, more than 50% of the space in the first stage of the 22,000 sqm project has been leased, and the first tenants will open their doors to clients by the end of this summer. The second stage of Urban HUB is also rapidly progressing and will offer a further 28,000 sqm of modern retail, office and warehouse space to the market. It will feature an IKI supermarket, a pharmacy, cafés and speciality shops.

According to Muliuolis, the vicinity of the Urban HUB Kaunas project, close to the Kaunas Free Economic Zone and other companies located there, lacks a logistically convenient place to spend time after work. For these reasons, Urban HUB will become an attractive space to plan your leisure time, and stop shopping in a relaxing environment during your summer trip to the seaside.

Simultaneously with the Urban HUB Kaunas project, SBA Urban is developing business premises in Vilnius District, near Ukmergės Street. Over 30 international and Lithuanian companies will be located in the 22,000 sqm space. More than 50% of the space is currently leased, and the opening is expected at the end of July.
