New project Senamiesčio link by CITUS – great value in a small package

In Vilnius, on Panevėžio Street near the highly anticipated future railway station conversion project Vilnius Connect, a new project called Senamiesčio link by CITUS is emerging. In this small yet attractive project offering a lot of added value, purchasing one of the 45 medium-range apartments or four commercial spaces is already possible. The creative real estate projects’ development and placemaking company Citus invites Vilnius residents to enjoy the panorama of the Old Town from the rooftop terrace.

The project will consist of one building with a 24-space underground car park. It will meet the highest A++ energy efficiency standard, with solid yet restrained architecture by the 2bricks architectural team and distinctive slate and metal facades. The project will be completed in one phase, so new residents will not have to live amid ongoing construction. Work has started under the supervision of Citus Construction – the group’s construction company – and is scheduled for full completion in Q1 2026.
Demus Development I, a closed-end fund, is investing almost EUR 5.5 million in the project.
Mantas Galdikas, Director of Citus: ‘We have great confidence in this location and the district, which is why this is the second Citus project. Tyzenhauz by CITUS is planned to start in the first half of next year. Naujininkai is regarded as one of the centres of future change in Vilnius. These developments will bring much life and opportunity, from the planned renovation of squares and streets to the future development of recreational and leisure infrastructure, and the massive Vilnius Connect project. Citus analysts estimate that property values will grow by up to 46% in the next seven years. Today, the district is already changing: new streets are being built, transport and security infrastructure is being improved, quality public spaces are being created, new residential neighbourhoods are being developed, and the shopping and service campus next to the airport is growing. The momentum will only increase, along with the opportunities for a fulfilling everyday life’.
He emphasises the city’s ambitious plans: not only the conversion of the station district with planned public spaces on the other side of the railway but also the planned Šviesos square at the intersection of Pelesos and Liepkalnio streets, the Naujininkai community square near Tūkstantmečio street, and the proposed extreme sports and ice arenas that will complement the Liepkalnis sports and leisure centre. Some state-run institutions will move out of the station’s vicinity, creating more space for development. For example, Vilnius Correctional Facility No. 1 has already moved out of the territory where the Norwegian-funded Officers’ Training Centre is being constructed. The Naujininkai Refugee Centre, located in a beautiful spot on a hill, is also expected to be moved. Several private investments are also planned, such as housing estates, business centres and a tennis arena; all of these will add to the desirability of the district and raise property values.
Senamiesčio link by CITUS residential community will consist of only 45 apartment neighbours. It is one of the company’s smallest projects recently yet one of the most welcoming. The offer of apartments will be varied and functional: more than half of the apartments will be compact 1.5–2 room apartments with an area of 29–43 sqm; the rest will be 3-room apartments with an area of 47–61 sqm, and the single largest, 4-room apartment with an area of 71 sqm. The apartments will start at EUR 3,080/sqm. They are currently available for reservation.
The project is located near the future quiet-traffic Panevėžio Street; other nearby streets are also small and not very busy, with plenty of greenery and trees around. Despite the stereotypes associated with the old district, Naujininkai is changing rapidly, and the safety situation is significantly improving. The fenced and well-lit Senamiesčio link by CITUS area and the building’s façade lighting solutions will enhance security. The enclosed layout, with the courtyard, entrances shielded by the building perimeter and hillside, and active ground-floor commercial spaces offering everyday services or goods, will further contribute to the community’s safety and convenience.
Galdikas continues listing the advantages of the Senamiesčio link by CITUS: ‘We are targeting the project towards active city dwellers who require flexibility due to life circumstances and always want options. With an active lifestyle in mind, we sought a location that perfectly fits the ‘15-minute city’ concept, focusing on the convenience of movement for residents. Therefore, the project will also feature bicycle storage, nearby shared transport infrastructure and parking spaces. We designed the apartments with a dedicated workspace and planned the community spaces accordingly. Residents will find a landscaped roof terrace with a work and lounge area, binoculars to admire the Old Town, and even a well-equipped gym. It will appeal to Vilnius residents who like to work in a hybrid office/home environment’.
The most significant advantage of the location for the residents of Senamiesčio link by CITUS, is the short distance to the Old Town and the Uptown; both can be reached within a 15-minute walk. The city centre or central business district in Konstitucijos Avenue can be reached by bicycle at a similar time.
It is also close to Vilnius’s major transport hubs: the airport, railway and bus stations, and the western bypass. The area has a well-developed public transport system, a network of bicycle paths, and easily accessible transport-sharing services. Therefore, within 15 minutes on foot, by bicycle, scooter, or public transport, any place needed daily, such as shops, well-being and medical services, educational, leisure and recreation facilities, or entertainment venues, can be reached.
