Darnu Group completes €13 million construction of Vilnius Business Park in Gariūnai

The real estate developer Darnu Group has completed the construction of Vilnius Business Park on Gariūnai Street in the capital city. The company has invested €13 million to develop the 8,200-square-meter stock-office complex.

„Businesses already operating at the site, as well as those considering relocating, highlight the prime location near the city’s main transport routes and the high-quality features of the premises as key advantages that set them apart from similar properties,“ says Mykolas Čiplys, head of sales and leasing at Darnu Group.
He notes that businesses at Vilnius Business Park on Gariūnai Street value the ability to integrate modern retail, office, and warehouse spaces within a single location, enhancing operational efficiency and reducing costs.
Companies that have relocated here from outdated, energy-inefficient facilities are experiencing a notable reduction in their operating expenses, as the new premises better align with the demands of modern business. The newly constructed A++ energy class buildings at Vilnius Business Park, coupled with autonomous space metering, guarantee minimal energy consumption. Additionally, businesses have the option to install their own solar power plants on the rooftop.
„Energy efficiency is becoming a critical factor for business premises, driven by more than just cost considerations. Under the Corporate Sustainability Reporting Directive, large public interest and listed companies will be required to publish audited sustainability reports starting as early as next year. In the near future, small and medium-sized businesses will also be required to comply, leading to an increased demand for highly energy-efficient premises,“ M. Čiplys explains.
Vilnius Business Park in Gariūnai consists of 28 individual blocks ranging from 190 to 380 sqm, which can be seamlessly connected or customised to suit specific needs. The building is designed to accommodate up to 250 employees.
Businesses have the flexibility to either lease or purchase these premises, a distinctive offering that sets Darnu Group apart in the market. Furthermore, Darnu Group is introducing an innovative approach to the commercial real estate market with the implementation of cumulative leasing at Vilnius Business Park on Gariūnai Street. Once businesses have found a suitable space, they can sign a 12-month lease. At the end of the lease term, if businesses choose to purchase the leased premises, the total amount paid in rent is credited toward the purchase price. The purchase price remains at the amount agreed upon at the start of the rental period.
Signeda, a car parts retailer, has opened its largest branch in Vilnius at this location, alongside other businesses such as PP Baltic, a building materials supplier; Alltex, a provider of food industry equipment; Wine Maker, an online wine shop; 4office, a printer rental and stationery company; and several others.
Darnu Group is following the same concept and also developing a 17,200 sqm Vilnius Business Park on Ukmergės Street, with completion expected in January. The company is also constructing the primary Rimi Lietuva logistics centre near Elektrėnai. Additionally, the company has begun construction on a new neighbourhood, Sakai, located next to the Karoliniškės Landscape Reserve and the Neris River.
