during the cold season, an increasing number of people enquire about the possibility of buying a second property, not only in the big cities, by the lakes or the sea but also in Lithuania's currently reviving Pamarys region.
Arnas Bušmanas, Head of Business Development at SBA's Vėjo Miestelis: „It is not surprising that every Lithuanian wants to own a piece of nature. Most people in the big cities have their own or their parents' homesteads by the lakes or the sea. However, recently, we have noticed a new trend – a growing number of people are discovering Lithuania's now resurgent Pamarys region. Lithuanians are looking for second residences in towns such as Svencelė“.
According to the expert, residents currently looking for a second residential property clearly understand the market rules, so they choose to purchase it during winter.
A. Bušmanas: „These days, it's not easy to outsmart people. They understand perfectly well that when buying a home designed mostly for the warmer months, the best conditions for negotiating can be found during the winter. Our experience proves this – in the last weeks of November, we received almost several times more calls for home viewings in Vėjo Miestelis. The first buyers always win in terms of price and quality – they have more choices regarding house location, finishes, and other factors“.
The specialist points out buyers' knowledge and expectations have grown considerably over the last decades since Lithuania's independence.
A. Bušmanas continues: „This is an encouraging trend. Interacting with buyers who know what they want, how much they want to spend for it and why is always a delight. While previously only a very small percentage of the Lithuanian population considered buying a second home, today, the situation has changed. People understand that it is a great investment in their family's leisure time and financial well-being“.
Offering more than just the tranquillity of nature
Changing market demands inevitably adjust the supply as well. Today, a house with just walls and a roof is no longer enough for the population. When buying a second home, people are looking for projects that can offer a unique environment, well-developed infrastructure and other services, such as sports fields and play areas for children.
Head of Business Development at SBA's Vėjo Miestelis elaborates further: „During our first conversation, all the prospective residents of Vėjo Miestelis asked what there would be to do here in the summer and winter. That's why, along with the purchased home, we offer people the opportunity to use the newly developed city infrastructure – sports fields, a park, a padel and tennis courts, and, most importantly, if needed, to dock their boat at the marina. During the winter, we won't let anyone feel sad. Once the ponds freeze, we'll set up ice rinks, organise ice hockey competitions, invite people to try cross-country skiing, or remind them to enjoy the unique nature of Pamarys region“.
The project's Head of Business Development adds that from next year onwards, various activities will be organised in the Vėjo Miestelis not only for adults but also for children: „We will cooperate with educational specialists who will ensure quality entertainment for the children during the rest of their stay in Svencelė“.
Most buyers of properties in Vėjo Miestelis are residents of major Lithuanian cities or emigrants who want to return to their homeland. If not permanently, then at least for a holiday with their family.
A. Bušmanas concludes: „For these people, it is essential that their home in Svencelė is cared for, even when they are hundreds or thousands of kilometres away. That's why we will offer additional packages, where, upon purchasing, our team will take care of all aspects of home maintenance. We will even allow a courier to deliver a new sofa or bed if needed. We will take care of lawn mowing for free“.
Upon completing the first phase of the Vėjo Miestelis, the project will expand to include a co-working space, hotel, cafés, kindergarten, and spa centre.
