The bond issue target was achieved in just a few hours
Kasparas Juška, Head of Investments at SBA Urban, states: „Over this year, we have become convinced that SBA Urban's projects are attractive to investors of different profiles. The bond issue for Vėjo Miestelis, which was distributed in just 3 hours and received signi
ficant investor interest, only confirms the market's trust in our company. The first tranche of the issue attracted 184 investments, with an average investment amount of EUR 5 435. We plan to continue to offer investment opportunities in SBA's projects in the future, including in Vėjo Miestelis“.
In a public bond issue, secured by a first-rank mortgage of the project's assets in development and company shares, investors were offered the opportunity to acquire bonds worth EUR 1 million. An annual interest rate of 9,25 %, paid semi-annually, was offered to investors. The bonds’ term is 2 years, with an early redemption option after nine months. The minimum investment amount was EUR 1 000, and the bonds were distributed through the investment in bonds platform BeMyBond. Although the bond distribution period was planned to last for over a week from August 27 to September 1, due to the project's attractiveness and demand exceeding supply several times, it was completed in just a few hours.
Indrė Dargytė, the CEO of BeMyBond, said: „We see that investors value the reputation of the SBA Group and the ambitious Vėjo Miestelis project. The first tranche of the bond issue, EUR 1 million, was distributed in just a few hours, showing the market's active interest. Investments were available from EUR 1 000, and the maximum amount invested was EUR 80 000. In addition, we are happy to see growing investor engagement and confidence in the BeMyBond bond platform, which is encouraging, as our goal is to offer high-quality investment projects to the market.“
For investors, it's not just the return that matters but also the concept
In a 36-hectare area in Svencelė, infrastructure is being developed that integrates an active lifestyle, leisure, and work, distinguishing the Vėjo Miestelis project from other real estate developments currently on the market. SBA plans to develop the project in five stages by 2031, featuring 250 individual properties and allocating 93% of the total area to green spaces and recreational and public areas. The project will include a central park with a pond, a commercial zone for cafes, shops, restaurants, sports courts, and a small marina where residents can dock their boats.
The first stage of the Vėjo Miestelis project is progressing rapidly, with plans to construct 25 A++ energy-class residential houses, part of the central park, sports fields, and infrastructure tailored for water and wind sports. Together with the general contractor RNDV Statyba, the first stage will be completed by May 2025. By this time, it will not only be home to the first residents of Vėjo Miestelis but will also include wind sports schools and specialised shops.
In the second stage, another 36 residential units are planned to be offered to the market. The subsequent stages will completely fulfill the „city within a city“ concept, including a hotel, a co-working space, cafés, restaurants, spa areas and a marina.
